DO I NEED TO HIRE AN ARCHITECT TO DRAW MY PLANS BEFORE I CALL YOU?

Absolutely not. Most of our clients tell us that other builders request that they hire an architect first. Harvard Heights Construction, on the other hand, has many plans to choose from, or we can design a custom plan just for you.

CAN I BUILD AN APARTMENT ON TOP OF MY EXISTING GARAGE?

Yes, but only if your garage slab and framing were designed for a future apartment. The City of Houston will require a structural engineer to certify that your garage will support the additional apartment.

I LIVE IN A HISTORICAL DISTRICT THAT HAS A VERY STRICT HOME OWNER’S ASSOCIATION. WILL YOU SUBMIT MY PROJECT FOR APPROVAL?

Yes. We are familiar with the City of Houston Archaeological & Historical Commission’s requirements, as well as those of local home owner’s associations.

WHAT ABOUT DEED RESTRICTIONS?

When you bought your house, the title company was required to provide you with a copy of any deed restrictions, or restrictive covenants on your property. Also, your property survey will show any building setback lines, easements, or restrictions. Most of the Heights area will allow garage apartments.

CAN YOU BUILD JUST A GARAGE APARTMENT SHELL?

Yes, we can. For just a little bit more than the cost of a garage, we can build a shell garage apartment that you can finish out later at your convenience. This option is ideal for do-it-yourself homeowners.
